What the business needs
These are investigation prompts, not universal legal minimums. Requirement and planning details depend on the UK nation, council, site and precise commercial activity.
Enclosure and boundaries
What fencing, gates and boundary evidence exist? Are there public paths or livestock interactions?
Parking and turning
Can customers enter, park and leave safely without conflicting with access rights or neighbours?
Commercial field use
What is the current lawful use, and what would the local authority require for private hire?
Customer catchment
What population and competing bookable dog fields lie within a realistic drive-time catchment?
Session turnover
What bookings, time between sessions, fencing costs, maintenance and insurance would break even?
What could stop this?
An enclosed field is not proof of lawful commercial use. Investigate planning, rights of way, fencing, vehicle traffic, neighbours, insurance and local demand.
Physical fit is not commercial-use approval. Ask the local planning authority and qualified advisers about permitted use, title, safety and obligations before relying on any proposed business model.
Currently recorded properties
Only active, publicly recorded homes with a separately sourced, dated business-use assessment appear here. These are investigation leads, never certified viable businesses.
No evidenced property assessments yet.
We don't turn every empty field into a supposed Secure dog exercise fields opportunity. Browse the wider property index, and investigate individual sites.
Test your own numbers
This break-even worksheet uses your assumptions only. It estimates monthly paid units (sessions) required to cover entered monthly fixed costs and an even recovery of start-up spend. It is not a demand forecast, occupancy prediction or investment recommendation.
